May 15, 2019 / by Violet & Anna / Leave a Comment

When it comes to buy or sell a property, you should know several items are considered the personal property of the previous owner. They might choose not to include that item in their sale. This includes Window drapes, blinds, furniture, etc. Following, we will tell you what you can do in either of these situations.

Are They Affixed?

Every State has its laws. In general, everything affixed permanently with glue, cement, nail or pipe is a part of the building; it goes. Therefore, things that are screwed into the window frame will go too including shade, shutter, and blinds.

If you don’t want to sell something, you can outline it in disclosure under Window Treatment. There are two choices here, either you take them with you to your next home or fetch a good price for them.

What About Curtain and Curtain Rods?

Curtains fall into a grey area. Therefore, ask for clarification. Curtain rods are anchored to a wall. But the curtains are considered personal because you can slide them off the road. Buyers assume drapes are included in the sale as they were picked for the room. This isn’t always the case.

It’s imperative you clarify whether the drapes are added in the sale or not. You must overcommunicate at this point because it will avoid issues later, especially when you are finalizing the deal.

Negotiate Drapes in Sale or Purchase of a Home

Drapes usually don’t make or break a deal. Still, it’s a trivial detail that people emphasize on several occasion, especially when it comes to buy or sell a home. Following, we will tell you what to do in both cases!

If You are Selling

In case you want to take the drapes to your next home, you better remove them and put something cheaper. Do this before you enlist your house for sale. Make sure you outline what stays and goes with the purchase in your seller disclosure. It is imperative for marketing material. This way, buyers will know what they should expect with their purchase.

Discuss your options with both the real estate and buyer. It’s possible the buyer buys your drapes for extra. So, discuss and write down the conclusion. Don’t take out the drapes and expect your buyer won’t notice. Just swap them for a cheaper. It’s better than nothing.

If You are Buying

If you want the drapes in your purchase, go over the contract and see if they are specifically mentioned. If they are not mentioned, as the realtor to update the contact from the seller. Everything is negotiable, so you better start discussing earlier

Before you speak about drapes, assure they go with your furniture. You don’t want to buy something and find out it doesn’t work later. If you are not getting and window treatments, then don’t worry, it’s not the worst that could happen. It gives you the room to customize your new home like the way you want.
