When people think about their home, they picture the couch, the paint colors, the kitchen they finally got right. What they rarely picture is the balance sheet humming underneath all of it. And that balance sheet has been doing something interesting. It’s been growing while you were busy living.

Homeowners have been stockpiling equity for years, even through choppy markets. According to ICE Mortgage Monitor, American mortgage holders are sitting on roughly $11 trillion in tappable home equity, and 43.3% of mortgaged homes are considered equity-rich, meaning owners owe less than half of what the property is worth.

That’s not a stat. That’s a cushion. A renovation fund, a tuition backup plan, a safety net if the roof decides to retire early.

Bigger Numbers, Bigger Decisions

The size of the average mortgage keeps climbing, and so do the loan limits that shape what buyers and refinancers can borrow. The FHFA announced that the 2026 baseline conforming loan limit for one-unit properties will be $832,750, with the ceiling for high-cost areas rising to $1,249,125. Bigger limits mean more flexibility. They also mean bigger commitments.

Average balances tell the same story. That’s the backdrop for every decision you make about your home right now.

Where People Get Into Trouble

Equity feels like free money until you remember it isn’t. Every dollar you pull out is a dollar you’ll pay back, usually with interest, and often over decades. Treat it like a serious tool, not a windfall.

It also helps to know what a comfortable payment looks like today. Whatever you borrow against your home should still leave room in your budget for the life you’re trying to fund.

Talk to Someone Before You Sign Anything

Rates, loan products, and tax rules shift constantly, and the right move for your neighbor might be the wrong one for you. A conversation with a mortgage advisor you trust can save you from an expensive assumption, whether you’re refinancing, tapping equity, or buying your next place.

Ask about closing costs, break-even timelines, and how a new loan reshapes your long-term picture, not the next month’s payment.

Your home is more than just four walls and a mortgage statement. Treat the wealth inside it with the same care you put into everything else that matters.
